Located in the heart of Bandra West, the site sits at the intersection of the neighbourhood's colonial-era bungalow fabric and its denser, high-rise redevelopment. The brief called for a residential tower that could hold its own against taller neighbours while remaining sensitive in scale and material to the street.
Our response was a stepped tower form that reduces apparent bulk at street level, with a landscaped podium that extends the public realm rather than walling it off.
Deep balconies and a perforated screen façade respond to Mumbai's monsoon and heat while giving every unit cross-ventilation and framed views. Interiors were designed in parallel with the shell, allowing services and finishes to be resolved as one system rather than retrofitted.
Material selection favoured warm, locally-sourced stone and timber-look cladding over glass curtain wall, keeping the building legible as residential rather than commercial.
